Project Overview

The tower was built on a tight site adjacent to a historic 110-year-old structure and within a complex urban environment that required precise coordination with concurrent construction and renovation activities on the remaining 5M parcels.

Notable features include:

  • 27,000+ square feet of outdoor terraces and half an acre of open green space
  • State-of-the art office space and two levels of underground parking
  • Innovative buckling-restrained brace (BRB) system replacing a traditional concrete core, opening the south façade to daylight
  • Advanced HVAC and greywater systems
  • Publicly accessible indoor-outdoor gathering spaces with adjacent retail and dining
  • Dynamic exterior features with multiple terraces, three curtainwall types and two primary storefront materials

A focus on sustainable design and wellness helped the project achieve triple certification: LEED Gold, WELL Health and Safety, and Fitwell Community. 415 Natoma was also awarded ENR Best Project Winner for 2022.

  • Steel Fabrication & Erection: Schuff Steel fabricated and erected 7,000 tons of steel for 415 Natoma, delivering structural solutions on a densely packed urban site with limited laydown area.
  • Innovative BRB Integration: Our team supported the installation of the BRB system which allowed for exterior elevator core placement and unobstructed southern exposure.
  • Efficient Construction Sequencing: In close collaboration with the project team, Schuff Steel navigated significant supply chain challenges and contributed to the project’s on-time and on-budget completion.
